What Is a Laneway House in Vancouver?

Small-Scale Multi-Unit Housing (SSMUH) is part of a province-wide initiative to address the housing crisis by allowing gentle density across residential neighborhoods. This means homeowners and developers in Coquitlam can now build multiple homes on a single lot, including duplexes, triplexes, and fourplexes—without the need for a full rezoning application. Under the new rules, most single-family lots across the city are now eligible for some form of SSMUH development, transforming low-density neighborhoods into vibrant, multi-family communities.

Laneway Suite vs. Garden Suite vs. Coach House

Laneway House

Constructed at the rear, facing the alley.

Garden Suite

Similar concept but may not face a lane (common in Burnaby or Coquitlam).

Coach House

The term used by the City of North Vancouver for laneway-style homes.
Each term refers to the same core idea — a compact, self-contained dwelling that complements your main residence.

Frequently Asked Questions About Laneway Houses

The new R1 SSMUH District comes with a lot of changes. Here are some common questions we hear from property owners.

What is a Laneway House?

SSMUH stands for Small-Scale Multi-Unit Housing. In Coquitlam, it refers to zoning changes that allow up to 3–4 housing units on a single residential lot. This includes duplexes, triplexes, fourplexes, garden suites, and carriage houses—all designed to fit within existing neighbourhoods while increasing housing options.

It depends on your lot size:

  • Up to 3 units are permitted on lots under 280 m² (3,014 sq. ft.)
  • Up to 4 units are allowed on lots over 280 m² and under 4,050 m² (1 acre)

Coquitlam currently has no areas designated for 6-unit developments, as there are no qualifying Frequent Transit Service areas.

Most properties with low-density residential land use designations under the Official Community Plan (OCP) may qualify. Check your eligibility using the QtheMap tool
or contact Coquitlam’s Development Services team

The following zoning categories now allow small-scale housing:

R-1 – Small-Scale Residential

R-2 – Compact Small-Scale Residential

R-3 – Transitional Small-Scale Residential

R-4 – Intensive Small-Scale Residential

Each zone comes with different guidelines for setbacks, parking, height, and lot coverage.

Yes. While the City provides guidelines, building a duplex, triplex, or fourplex still requires custom design, architectural drawings, and permit submissions. Working with a design + build team like VictorEric ensures compliance with zoning bylaws while maximizing your build’s potential.
