What is SSMUH in Coquitlam?

SSMUH stands for Small-Scale Multi-Unit Housing. In Coquitlam, it refers to zoning changes that allow up to 3–4 housing units on a single residential lot. This includes duplexes, triplexes, fourplexes, garden suites, and carriage houses—all designed to fit within existing neighbourhoods while increasing housing options.

It depends on your lot size:

  • Up to 3 units are permitted on lots under 280 m² (3,014 sq. ft.)
  • Up to 4 units are allowed on lots over 280 m² and under 4,050 m² (1 acre)

    Coquitlam currently has no areas designated for 6-unit developments, as there are no qualifying Frequent Transit Service areas.
